      Building Construction Diagnostics

  • We perform building construction diagnostics on existing buildings, for the purpose of diagnosing problems related to condensation, interior leakage, material deterioration, moisture migration, poor workmanship and product failure.
  • We provide a combination of design and construction experience, innovative approaches and standardized testing procedures in order to fully assess the source of performance problems in various construction components and assemblies. 
  • Once the problems are properly identified by our team of experts, then the appropriate remedial measures can be developed, further designed and implemented for each project to address the specific conditions causing the problems.

Building Envelope Condition Appraisals

  • Building envelope condition appraisals are performed for exterior building envelope assessments.  These condition evaluations are used by building owners, facility managers, and real estate executives in order to evaluate the current condition of a building, and determine future maintenance requirements.
  • With our experience and history of performing these appraisals we can quickly and economically assess the conditions and needs for each project.  In addition, we can establish recommendations for repair, replacement, renovation and/or restoration. 
  • We can also project budget figures for planning and scheduling any remedial work which may be required. 

General Roof Condition Assessment

  • We develop general observation reports of roof systems and related building envelope components, that include photographs of the existing common conditions we observe during our assessments.
  • The observations of roof penetration and related wall flashing assemblies, is also part of the study.
  • Observations of the drainage characteristics of the roof system are included as well.

Pre-Construction Analysis

  • For the purpose of determining the constructability of a design or construction detail, we perform pre-construction evaluations.  These measures involve the evaluation of proposed building designs and construction details for ease of construction and the ability to be incorporated into an existing design.
  • This service also may save thousands of dollars on a project due to fewer delays, increased construction efficiency, overall improved performance of the building envelope and reduced maintenance costs.
  • With this analysis, we can anticipate and foresee potential problems regarding access, long-term performance, maintenance frequency, material compatibility, sequencing conflicts, eventual replacement, and many other issues prior to construction so that appropriate steps can be taken to either adequately coordinate the construction, avoid the conflict, or else prepare for maintenance in advance of the project objective.    
  • With this analysis, we use our experience with many different types of details and designs, which allows us to select or in another way, document which details can be readily achieved with consistent sustained results, by the use of today’s labor force.

Contract Administration

  • These services may include attendance or conductance of a Pre-Bid meeting, evaluation of bids and recommendations of award. 
  • Additionally, prior to construction we may review shop drawings and submittals and process addenda (only if necessary).
  • Also, we may conduct an inspection to determine incomplete or non-conforming work, conduct a final inspection (for the benefit of the owner), to determine whether punch list items have been properly addressed, as well as issue a certificate of substantial completion.
  • Attendance or conductance of mandatory Pre-Construction Meetings with the contractor(s) leadership personnel, who will actually be doing the work on the project, as a prerequisite to discussing objectives, opening lines of communication, outlining site restrictions, and time constraints, etc.
  • Attendance or conductance of regular progress meetings, provide responses, review payment requests, resolve problems related to concealed conditions, and answer technical questions, etc.
  • Warranty review procedures.
  • Review, evaluation and approval of design or specification changes as submitted by the contractor (as indicated due to field conditions which present and deviates from the original project documents).
  • Approvals and recommendations for distribution of final compensation.
  • The development and issuance of a completed Project Manual is presented to the owner upon the completion of the project.

Construction Testing

  • Construction test sampling for in the field testing including diagnostic as well as forensic leak detection services.
  • Includes building envelope testing and condition monitoring through periodic inspections.
  • Identifying sound roof sections for conservation, create greater money savings, greater efficiencies and form improved budget controls.
